The proposed developmet consists of a mixed use neighbourhood centre comprising a single storey discount food store (1445 sqm gfa), including alcohol sales area, loading bay, dock leveller, ramp, trolley bay, bin store, signage and external plant area. The development also provides for 6 no single-storey retail service units (515 sqm gfa), a single storey office unit (incorporating 2 no units into the rear of a retained 3 storey portion of the existing factory unit, (361 sqm gfa), a single storey restaraunt with drive-thru (285 sqm gfa) and and external bin store. 178 no car parking spaces, loading bays, a covered pedestrian walkway, cycle racks, 2 no. upgraded existing vehicular accesses, extended access road, the diversion of existing surface water culvert on site, 2 no. attenuation tanks, safety barriers and all associated site development and landscaping works. The development will also include the demolition of all structures on site (including the demolition of a habitable house) with the exception of a portion of the southern part of the existing factory unit, (this includes the plaque:Protected Structure RPS 3202)
