The proposed development consists of the demolition of an existing dwelling locate to the north of the protected structure (c. 85 sq.m) and the construction of 76 no. apartments, comprised of 34 no. 1 bedroom units and 42 no. 2 bedroom units with 1 no. communal room & 1 no. reception area at ground floor level, accommodated in 1 no. four-to-seven storey building. Private open space is provided in the form of terraces at the ground floor level and balconies at the upper floor levels (on the north, south, east & west elevations). Access to the proposed development will be from Coolock Lane (the R104) via the Larch Hill estate and the existing vehicular entrance to Larch Hill House (located in the south-east of the development). The proposed development includes for surface car parking (17 no. spaces), bicycle storage/parking (118 no. long-term spaces & 38 no. short-term spaces), bin storage, a water tank, open spaces, landscaping, boundary treatments etc. and all associated site development works on an overall site area of c. 0.65 hectares. A Natura Impact Statement (NIS) has been prepared with respect to proposed development and accompanies the planning application
