The proposed development relates to modifications to the 64 no. permitted apartments and the permitted community hub within Cell 27, located in the eastern part of the SHD site, and will consist of: • Omission of 64 no. apartments (28 no. 1 beds, 36 no. 2 bed units) in 2 no. 4 storey apartment buildings, and provision of 49 no. residential units, including 35 no. 2 and 3 storey houses (4 no. 2 beds and 31 no. 3 beds), 7 no. duplex units (2 no. 2 beds and 5 no. 3 beds), and 7 no. apartments (2 no. 1 beds and 5 no. 2 beds) in 3 no. 3 – 4 storey duplex blocks; • Omission of the community hub (630 sq.m), including community centre, café and gym, in a 2 storey building and provision of community and café use (228 sq.m), including 2 no. community units at the ground floor of Duplex Block C (98 sq.m), and a café at the ground floor of Duplex Block A (130 sq.m). The proposed modifications will result in an overall decrease in residential units within the permitted development, as amended, by 15 no. units to 824 no. units (595 no. houses, 99 no. duplex units, 130 no. apartments) from 839 no. units, and a decrease in neighbourhood centre facilities of c. 402 sq.m. The proposed development includes all associated modifications to the site layout plan, façade treatments and fenestration, internal roads, car parking, cycle and pedestrian infrastructure, open space, landscaping, services, bin stores, and modifications to site layout plan necessary to serve the proposed modifications to the permitted development, and all associated site development works.
