The development will consist of: a) The replacement of the 3 no. permitted apartment buildings (Block A – 5 & 6-storeys; Block B – 6-storeys & Block C – 5-storeys of 160 no. apartments comprising 38 no. 1-bedroom apartments and 122 no. 2-bedroom apartments) with an additional 85 no. apartments to provide an overall 245 no. apartments (all apartments with balcony or terrace) and revised mix in 3 no. Blocks as follows: i. Block 1 (5 & 6-storeys) consists of 85 no. apartment units (22 no. studio, 40 no. 1-bedroom and 23 no. 2-bedroom apartments, with internal cycle parking at ground floor level; ii. Block 2 (6-storeys) consists of 93 no. apartment units (24 no. studio, 45 no. 1-bedroom apartments and 24 no. 2-bedroom apartments, with internal cycle parking at ground floor level; iii. Block 3 (5-storeys) consists of 67 no. apartments (20 no. studio, 37 no. 1-bedroom and 10 no. 2-bedroom apartments, with internal cycle parking at ground floor level; b) Vehicular access will be from the permitted entrance from Academy Street, with provision of 172 no. car parking spaces and 468 no. bicycle spaces comprising 328 no. long-stay spaces for residents, 18 no. cargo bicycle spaces and 122 no. visitor bicycle spaces; c) Connections to services (foul, water and attenuation) will be to the permitted SHD layouts (ABP-306021-19, as amended); d) Permission is also sought for 3 no. single-storey bicycle/bin stores along with a single-storey ESB sub-station, revisions to landscaping to include amendments to landscaping to accommodate permitted Part 8 scheme along Academy Street (MCC Reg. Ref. P822011), communal open space, provision of an emergency access route, pumping station and all associated site works to facilitate the proposed development. A Natura Impact Statement has been prepared in respect of the proposed development and is submitted with this application.
