What’s proposed
A mixed use development comprising of residential, live-work and primary medical healthcare uses, a public plaza and ancillary and associated uses on a site of 1.28ha (3.2 acres) comprising: 15 no. apartments, 6 no. live-work units (incorporating 697.53 sq.m. work area and 6 no. residences); primary healthcare medical facilities (3351.76sq.m.), a public plaza (536.65sq.m.) and a total of 68 no. car parking spaces (10 surface spaces, 58 basement spaces accessed via internal road). Access for the proposed development is proposed via a new signalised junction located to the west of the site (300m southwest from existing roundabout between Citywest Road and Citywest Avenue). It is also proposed to widen the existing Garter's Avenue to accommodate a right turning lane. The live-work and residential element will consist of the construction of a five storey over basement building to provide 15 no. residential units and 6 no. live-work units. The live-work units comprise 6 no. ground floor work units (697.53sq.m.) and 6 no. first floor residences (762.6sq.m.). The apartments comprise 6 no. apartments on each of second and third floors (762.6sq.m. each floor) and 3 no. apartments at fourth floor (112.54sq.m.). All apartments benefit from additional dedicated balconies and storage space. The total residential mix provides for 3 no. 1 bed and 18 no. 2 bed residences. A communal roof garden (62.82sq.m.) and common room (20.2sq.m.) are provided at fourth floor level and a civic plaza is provided at ground level (536.65sq.m.). The primary medical health care facility will consist of the construction of a five storey over basement building to provide for primary care team accommodation, GP accommodation and common medical facilities on each of the following levels: ground floor (770.18sq.m.); first and second floors (644.94sq.m. each); third floor (701.36sq.m.) and fourth floor (590.34sq.m.). Primary care team accommodation includes pharmacy, dietician, occupational therapy, physiotherapy, chiropody, speech therapy, dental, psychology and social care facilities. A basement car park (2254.25sq.m.) provides common parking for medical facility and live-work units of which 27 no. spaces are reserved for the medical facility and 31 no. spaces are reserved for live-work and apartment units.
