Grant permissionCairn Homes Properties Limited intend to apply for a 7 year planning permission for development at a site of c.15.6 hectares (on two land parcels) known as 'Development Area 9' Kishoge South East, Sub Sectors KSE-S1 and KSE-S2, Clonburris SDZ, within the townland of Kishoge, Clonburris, Dublin 22. The site is principally bounded by the Dublin-Cork railway line to the north, the Grand Canal to the south, the Grange Castle Road (R136) to the south-west and undeveloped lands to the north-west and east. Site 4: Located within ‘Development Area 8- Kishoge South West’ of the Clonburris SDZ Planning Scheme and bounded to the north by the Dublin-Cork rail line, to the west by Griffeen Valley Park extension, by a linear park permitted under SDCC Reg. Ref. SD228/0003 to the east and the Grand Canal corridor to the south. Site 5 consists of two parcels (5a & 5b) located to the north of Kishoge Train Station and east of the R136 roundabout, intersected by Thomas Omer Way. One parcel is bounded by the Foxborough and Omer Walk housing estates to the north, Griffeen Community College and Thomas Omer Way to the south, and the second parcel is bounded by Thomas Omer Way to the north, Lynch’s Lane to the east and Grange Castle Road (R136) to the west. The eastern portion of Site 5b lies outside of the Clonburris SDZ Planning Scheme area. The proposed development at Site 5 will consist of: the construction of 236 no. residential units comprising 35 no. 2-storey 3-bedroom houses; 110 no. 3-storey duplex units (53 no. 2-bedroom and 57 no. 3-bedroom); 33 no. 3-storey 2-bedroom triplex units; and 58 no. apartments (37 no. 1-bedroom and 21 no. 2-bedroom) in a 6-storey over basement apartment block. And all associated and ancillary site development, landscape and infrastructural works, including: public open space (3,101 sq.m); communal open space (332 sq.m) to serve the apartment building; balconies/terraces for the apartments and duplex/triplex units; 219 no. car parking spaces (total); 628 no. bicycle parking spaces (527 no. resident spaces and 101 no. visitor spaces); ESB substation, public lighting, boundary treatments, waste storage areas, drainage and open attenuation ponds. - Thomas Omer Way,, (east of Kishoge Community College), Balgaddy, Lucan, CO DUBLIN Grant permission & grant retentionThe development consists of the retention and completion of revisions to a section of the northern site boundary comprising the omission of the pedestrian/cycle access (consisting of ramp and stairs) off Thomas Omer Way and the repositioning of the pedestrian access c. 6 m in an easterly direction to co-join with the permitted vehicular access. The amendments do not involve any changes to the position of the permitted vehicular access itself and the access road remains in accordance with the Clonburris Strategic Development Zone (SDZ) Planning Scheme. Permission is also sought for the relocation of bicycle parking areas within the site; revisions to the permitted boundary treatment along a section of the eastern site boundary; the installation of 3 no. flagpoles in the south-eastern part of the site; and revisions to the site compound including repositioning of bin store area and replacement of previously permitted bio-mass heating with new heat pump and gas storage tank.
- Within the townlands of Neilstown, Clonburris, Dublin 22, all on wider lands bounded by, D22 E2KA Grant permissionThe proposed development will consist of the temporary storage of inert soil and stone generated by construction and development activity and imported as waste under licence or as by-product (in accordance with Article 27 of the European Communities (Waste Directive) Regulations 2011 (as amended)) as a non-waste by-product on a 3.87-hectare site within the Clonburris North-West Development Area of the Clonburris Strategic Development Zone (SDZ) Planning Scheme 2019. The proposed development will include for: i. The provision of temporary soil and stone storage for later re-distribution and use within the Clonburris SDZ; ii. The proposed fill material will be stored in 2 no. stockpiles of c.90,000m3 and 18,000m3. iii. The proposed 2 no. stockpiles will provide for a combined c.108,000m3 of material to be stored on site and will be c.6m in height; iv. Vehicular and pedestrian access will be provided via approved access off the Fonthill Road (R113), which will also serve the Logistics Facility as approved under Reg. Ref. SDZ23A/0016. The proposed inert soil and stone stockpiles will be temporary in nature and will be operational for an anticipated 7-year time period. It will then be decommissioned, and the subject lands will be restored and developed in line with the Clonburris Strategic Development Zone Planning Scheme 2019.

C) Approximately 2 km of upgrade of existing streets, including minor priority-controlled junctions are proposed along the street alignment to provide access to existing development and future development cells within the Clonburris SDZ, including pedestrian crossings. D) Provision of 2 main public parks centrally (Na Cluainte Park North) c. 2.78 ha and in the eastern part of the subject lands (c. 0.77 ha) both to include open water attenuation areas. E) Drainage infrastructure works to include surface water attenuation areas, Sustainable Urban Drainage Systems (SUDs) as well as landscaped areas including attenuation ponds and the provision of underground attenuation. Provision of surface water drainage and waste supply trunk infrastructure within the proposed road corridors; wastewater infrastructure including a foul pumping station (known as pumping station no.3) and foul pipe network within proposed road corridors to facilitate drainage connections to future development within the SDZ lands. The easterly section of the development will collect surface water and discharge into an existing outfall situated within Moorfield Walk whereas the western surface water catchment will connect (as part of a separate concurrent application) to an existing surface water outfall on the Griffeen Road (and ultimately to an existing Griffeen River outfall). G) Permission is also sought for all ancillary site development and landscape works associated with the development, including hard and soft landscaping, (tree pits, boundary treatments, road marking, signage, enabling works and temporary construction works, (including site accommodation, site compounds, and temporary construction boundary fencing) as well as temporary project signage (at 6 no. locations) and provision of underground utility connections under the Dublin - Cork Railway line (at 3 no. locations) and Irish water diversions. This application is being made in accordance with the Clonburris Strategic Development Zone Planning Scheme 2019 and relates to a proposed development within the Clonburris Strategic Development Planning Scheme Area, as defined by Statutory Instrument No. 604 of 2015.
