- Moygaddy , Co. Meath N/aPermission for a Large-Scale Residential Development - Permission for a Large-Scale Residential Development (LRD) at this site at Moygaddy, County Meath. The application site, of c. 37.3ha, is located in the townland of Moygaddy, and is bounded by the River Rye to the south, agricultural lands to the west and north and north-east, and Carton Demesne to the east. The proposed development will consist of the construction of a residential development, which is identified under the Maynooth and Environs Joint Local Area Plan 2025-2031, ranging in height from 1- to 5-storeys to accommodate 757 no. residential dwellings (523 no. houses, 100 no. duplex units and 134 no. apartments), a retail unit, a creche, a community hall/scout den, a playing pitch, a wastewater pumping station, public open space, and the north-eastern Maynooth Outer Orbital Route (MOOR). The site will accommodate 1,055 total no. car parking spaces, 1,222 total no. cycle parking spaces, pedestrian/ cycle links, road connectivity enhancements, services and plant areas. Landscaping will include significant public open space provision and communal amenity areas. The proposed development consists of: 1. The construction of 757 no. new residential dwellings consisting of 523 no. houses, 100 no. duplex units and 134 no. apartment units set out follows: • 458 no. 2-storey houses (consisting of 231 no. 2-beds, and 227 no. 3-beds); • 51 no. 3-storey houses (consisting of 51 no. 4-beds); • 14 no. single-storey Later Living Units (consisting of 8 no. 1-beds, and 6 no. 2-beds); • 100 no. duplex units in 3-storey blocks (consisting of 32 no. 3-bed 2-storey duplex units over 32 no. 1-bed ground floor apartments, and 18 no. 2-bed 2-storey duplex units over 18 no. 1-bed ground floor apartments); and • 134 no. apartments across 3 no. blocks (consisting of 23 no. 1-bed studio units, 74 no. 1-bed units and 37 no. 2-bed units) with balconies on all elevations, green roofs and external communal amenity spaces. 2. The relocation of the common room from first-floor level in Block A to ground floor level to facilitate the provision of 1 no. accessible student bedroom; v. The relocation of the external terrace from first-floor level to ground floor level in Block A; vi. The relocation of a permitted student amenity area from the rear of the block to the front of block at ground floor level in Block A; vii. The reconfiguration of the approved creche area in Block A1 to accommodate an additional fire escape; viii.
