Consists of 374 no. dwellings comprising as follows: 127 no. houses including 2 no. two-bedroom houses, 93 no. three-bedroom houses and 32 no. four-bedroom houses in a mix of two and three storey terraced and semi-detached units; 30 no. two-bedroom apartments and 7 no. one-bedroom apartments in 7 no. five and six storey blocks; and 210 no. duplex apartments including 123 no. three-bedroom duplexes and 87 no. two-bedroom duplexes in a mix of three and four storey buildings. Private and semi-private open space to serve the proposed units is provided in the form of balconies, terraces, gardens and communal courtyards throughout the development. A total of 589 car parking spaces have been provided, as have cycle parking spaces associated with each dwelling. Vehicular access to serve the development will be taken from 2 access points off Central Boulevard and two access points of a realigned section of Tandy's Lane. Permission is also sought for: the realignment of c.292m of the existing Tandy's Lane in order to upgrade the road and provide access to the proposed development and also to future parcels of development envisaged by the Adamstown Planning Scheme 2003; and construction of 455m of Central Boulevard stretching from the junction with Adamstown Way (SDZ06A/5) in the south to the Junction with the re-aligned portion of Tandy's lane in the north. The current application seeks permission only for that portion of Central Boulevard that lies between the roadside kerbs. The qualitative treatment of footpaths, landscaping and cycleways etc. will be the subject of a future application for planning permission dealing with the development of Central Boulevard as a single entity. Permission is also sought for the provision of bin storage facilities and site development and landscapes works. The subject site is within the curtilage of Airlie House (a protected structure) however no works are proposed to the Protected Structure as part of this application. The planning application is being made in accordance with the provisions of the Adamstown Planning scheme 2003. The development will take place entirely within the boundaries of Adamstown Strategic Development Zone as defined by Statutory Instrument No. 272 of 2001, all at lands measuring approx 8.68 hectares on lands bounded generally by Adamstown Boulevard to the west, Adamstown Way (Reg. Ref. SDZ06A/5) to south, Adamstown Park (Reg. Ref. SDZ06A/5) to the east and a proposed realigned section of Tandy's Lane to the north in the town lands of Finnstown and Adamstown, Lucan, Co. Dublin
