224 no. dwellings consisting of 79 no. two-bedroom units, 113 no. three-bedroom units and 32 no. four-bedroom units in a mixture of houses, apartments and duplexes ranging in height from 2-4 storeys - there are balconies and terraces within the development; public and semi-private open space is provided for through a number of communal landscaped areas; a total of 460 no. carparking spaces are provided together with 311 no. associated cycle parking spaces at surface and basement level; construction of 5 no. access points to the development off the permitted distributor road network which surrounds the site known as Adamstown Avenue, Loop Road #1 and the Loop road around the District Centre (planning reg. ref. SDZ04A/1 and SDZ06A/5 refer); three of these will be two-way vehicular accesses (1 no. being left-turn only) and the remaining two accesses will be pedestrian and cycle access only; traffic calming measures and shared surfaces will be provided throughout the development; provision of bin storage facilities, site development and landscape works, including the provision of covered entrances to and from the carparks; 2 no. ESB substations (c. 36sq.m. in total); temporary attenuation pond of c. 670sq.m. to facilitate the occupation of the scheme should the Tubber Stream upgrade not be complete at that time all on a site of approx 4.1 ha on lands bounded generally by Adamstown Avenue (SDZ04A/1 and SDZ06A/5) to the south, Loop Road around Adamstwon District Centre (SDZ06A/5) to the north and east. This application is being made in accordance with the provisions of the of the Adamstown Planning Scheme 2003 as amended by Variation No. 1. The development will take place entirely within the boundaries of the Adamstown Strategic Development Zone as defined by Statutory Instrument No. 272 of 2001
