New homes near me that qualify for Help to Buy
Updated 9 October 2026 · schemes counted 28 Oct 2026
Help to Buy now gives first-time buyers up to €35,000, but only towards a newly built home (contracts signed from 7 October 2026). So the homes that can qualify are in the schemes being built now or already granted permission.
Across Ireland the register has 65,710 new homes under way in schemes of 10+ and 83,618 more granted but not yet started. Put in your address to see the ones near you.
Schemes of 10 or more homes lodged in the last 6 years, from the council registers and the Commission. “Under way” means a commencement notice was filed (or, in Dublin, the councils’ 4Dublin pipeline reports work on site). We show planning, not prices: whether a home qualifies for Help to Buy depends on its price and on you.
Help to Buy in five facts
- Up to €35,000 for a contract signed (or, for a self-build, a first mortgage drawdown) between 7 October 2026 and 31 December 2029. It was €30,000 before. Revenue: How much can you claim?
- You get the least of three amounts: €35,000, 10% of the purchase value, or the income tax and DIRT you paid in the four years before you apply. Revenue: How much can you claim?
- Only a newly built home qualifies, bought or self-built to live in, with VAT charged on the build. A second-hand home never does. Revenue: What is a qualifying property?
- The purchase value must be €500,000 or less, the mortgage at least 70% of it, and you must live there as your main home for five years. Revenue: Who can claim HTB?
- Every buyer must be a first-time buyer, and you must buy from a developer or contractor on Revenue's approved list. Revenue: Who can claim HTB?

Homes in schemes of 10 or more lodged in the last 6 years, one scheme per site. Each council’s page lists its biggest schemes: homes built and granted, by council.
How we counted, and what we can’t tell you
- A scheme is a council application (or a Strategic Housing Development decided by the Board, 2017 to 2022) for 10 or more homes, lodged in the last 6 years. A site lodged more than once counts once: the latest scheme granted or still undecided. Student and co-living bed spaces are left out; they are not homes you can buy.
- “Under way” means a Building Control commencement notice is linked to the permission, or, in the four Dublin councils, the 4Dublin Housing Supply Pipeline (CC BY 4.0) reports work on site. “Granted, not started” has no notice yet: some will never be built, and some are built but their notice isn’t linked to the permission.
- Homes are the register’s count where the council publishes one, else the number in the description. Fingal publishes no counts, so some of its schemes may be undercounted.
- Whether a home qualifies is not in the planning file. It depends on the price (€500,000 or less), the developer (on Revenue’s approved list), and you. Many apartment schemes are build-to-rent and are not for sale. Ask the developer or your solicitor.
- Self-building? Help to Buy covers that too, on the lender’s valuation. The free report shows what has been granted around your site and its zoning. The Budget’s other housing measures: Budget 2027 for housing and planning.
